sale by the owners - £380,000
Ideally located in a ski resort just two hours drive from Nice airport, this five/six bedroom detached chalet is right next to the piste in Le Seignus d'Allos, an unspoilt resort in the southern French Alps.
The property is at just over 1500m and is currently used by the owners as a succesful catered ski chalet. The layout means it can be used as a family home, holiday home or rental property.
Set in 730m of land, the chalet has 120m of living space comprising:
Ground floor - large lounge with wood burner, utility room, two double bedrooms, bathroom/toilet.
Middle floor - large dining room (seats 8 -10) with open fire, fitted kitchen, two double bedrooms (one with built-in wardrobe), bathoom/toilet. Doors onto balcony.
Top floor (with separate access) - large studio space, single bedroom, bathroom/toilet.
Outside - two lawn areas, large garden table, stone barbecue, ski locker and shed.
Many of the bedrooms have mountain views as does the garden and the balcony.
The property has mains electricity, water/sewerage, electric heating, a large capacity (buried) gas tank for cooking/hot water and telephone landline. The furniture/appliances are included in the sale.
Le Seignus is a quiet ski resort in the Alpes de Haute Provence which was established in 1937. In normal conditions you can ski right back to the door of the chalet. The village has two hotels, a couple of other restaurants/bars, a depot du pain, a branch of the ESF ski school and various sports shops.
Two minutes drive away (or, in the winter, a ride on the free gondola) is Allos which has a small supermarket, bakery, bank, pharamcy, doctor/dentist, post office, petrol station, hairdresser and other small shops.
Le Seignus has approx. 50km of pistes ranging from 1500m to 2400m and is almost unknown to skiers from outside Provence so the slopes are very quiet. The ski season lasts from mid-December until the end of March. A further 180km of piste are at La Foux d'Allos - 10 minutes away on a free shuttle bus and the season there lasts a couple of weeks longer than in Le Seignus.
In the summer, the area is perfect for walking with more than 600 miles of marked paths in the valley and the lifts open for mountain bikers (or walkers) to take the easy way up. Allos has a leisure park with swimming lake and there are other outdoor pools in the area. The Mercantour National Park, including Europe's largest high-altitude lake, is a short drive away and the Gorges du Verdon and mediaeval towns such as Colmars les Alpes, Annot and Entrevaux are within easy reach.
The area is served by Nice, Marseille and Toulon airports or the TGV at Nice or Marseille.
